CondoAide is built in Quebec by a founder who knows the subject. It is made for self-managed condos from 2 units and builds its offering around the register the Civil Code provides for, accounting with pre-authorized debit of dues (PAD), and the obligations of Bill 16: maintenance log, contingency fund study, certificate generator. It is a corporate member of the RGCQ and publishes a series of free tools. For a condo of 5 units or fewer, its free plan is unbeatable on price.
Kohabit starts from a different observation, lived from the inside: on a volunteer board, the hardest part is not accounting, it is getting people to take part. Kohabit is built around co-owners: announcements received by email, votes anyone answers without creating an account, messaging with the board, events, an idea box, on top of the Bill 16 maintenance log, the budget and assessments. One price per door, all included, no modules.

What sets them apart
No account, or a portal
With Kohabit, your co-owners receive announcements and vote from their email, without ever creating an account. That is what matters when some of them refuse "yet another password". With CondoAide, they go through an owner portal, offered from the Démarrage plan up.
One price per door, or plans and modules
Kohabit shows a single price: $2.99 per door per month, all included, and the bill never exceeds $79 a month. CondoAide shows a free plan, then $39, $79 or $129 a month per syndicate, with optional modules on the Démarrage plan. Community life, or administration
Kohabit covers communication broadly: messaging between co-owners and the board, an idea box, events with email RSVP. CondoAide goes further on administration: a structured register, electronic signatures, debit of dues, an email address in the syndicate's name.
Collecting dues
CondoAide collects dues by pre-authorized debit (PAD), billed per unit depending on the plan. Kohabit sends assessments and tracks payments and balances; automatic debit is planned, not offered yet. If PAD is your first criterion today, CondoAide is a step ahead.
