Changelog
Here are the latest Kohabit updates. We continuously improve the platform to give you the best condo management experience.
Kohabit is officially launched. Your feedback keeps shaping what comes next.
Learn more →A fresh visual identity
Kohabit gets a full visual redesign for launch: a warmer, more editorial identity built on a deep forest green, a clay accent and refined typography. Interfaces are calmer, with color reserved for what truly matters. The same identity now runs across the app, emails and PDF documents (fund call notices, receipts, minutes), for a consistent experience end to end.
Kohabit Flex and Kohabit Zen subscriptions
Kohabit is leaving early access. Two simple plans: Kohabit Flex (monthly) and Kohabit Zen (annual, two months free), at $2.99 per door per month. Every new condo starts with a one-month free trial, no credit card.
3 months on us for founding members
Thank you to the boards that shaped Kohabit during early access: condos created before launch receive 3 months of subscription for free, applied automatically to their account.
Connect your OneDrive to Kohabit
Link your condo's OneDrive or SharePoint to Kohabit. Files you drop on your Drive are imported automatically into your library, ready to sort in one move (category and visibility). In return, every document created in Kohabit is backed up to a dedicated folder on your Drive, so you always keep your own safety copy. Sync is two-way and instant, with duplicate detection so the same file is never imported twice, and the list updates live as soon as a new document arrives.
Council meetings: from scheduling to minutes
Organize your board meetings end to end. Propose several time slots and let each member mark their availability in a clear grid, build the agenda together, then confirm the chosen date. After the meeting, write the minutes (attendance and agenda pre-filled), export them as a Kohabit-branded PDF, and share them in one click with every co-owner, who also find them in their documents. Kohabit computes the 30-day legal deadline, displays it, and reminds the board before it lapses.
Plan and track your interventions, from ticket to invoice
From any maintenance ticket, schedule an intervention: pick a vendor (or create one in seconds without leaving the page), set the date (even across several days) and attach a quote. Once it's done, the invoice automatically lands in your media library and the work is logged in your Bill 16 maintenance registry. You also decide who's informed: just you and the person concerned, or the whole building when work is likely to be disruptive. A dedicated notice then shares the date and the vendor, without ever exposing the ticket's private content.
Attach your documents where they matter
Attach documents directly to your vendors (contract, proof of insurance), your equipment (warranty, manual, purchase invoice) and your votes (the quote or contract being voted on). Upload a file or pick one from your media library. For a vote, co-owners review the document before casting their ballot, and even receive it by email.
Smoother, especially on mobile
On phones, what matters rises to where it should: your dashboard overview shows first, and the vote button (ideas, polls, live meetings) stays pinned at the bottom of the screen while you read, like a native app. Plus many finishing touches: consistent date fields, automatically formatted phone numbers, and a clearer document-upload area with drag-and-drop.
Sign in with one click using Google or Facebook
No more passwords to remember: you can now access Kohabit with your Google or Facebook account. Handy for unit owners who want to stay informed without friction, and for property managers juggling multiple logins on a daily basis.
A smoother experience, from the menu to the keyboard
The sidebar has been redesigned to group modules by theme, the residents list is now readable at a glance with filters and invitation indicators, status badges are harmonized across the whole platform, and keyboard navigation is fully visible and announced to screen readers.
Billing designed for the way you review
A clear draft → review → issue cycle, transparent per-recipient adjustments, individual PDF notice and CSV export to your accountant. Your fund calls gain precision without losing simplicity.
Announcements that are easier to scan at a glance
Compact list grouped by period, read and reply indicators visible inline, and side-by-side reading on large screens to browse without reloading. Embedded images now zoom on click.
Measure the real impact of your communications
For each announcement, you can now see which co-owners opened it from their email, giving you a tangible engagement signal on your most important messages.
Messaging built for property managers who reply fast
On desktop, browse conversations like a true inbox: list on the left, message open on the right, without ever losing your place. Replies stay one click away.
Personalized guidance starting from your first week
A getting-started email sequence walks you through Kohabit step by step: concrete first steps, Bill 16 obligation reminders, 30-day check-ins and a personalized annual recap.
Your documents protected to match their legal value
A dedicated 100 GB quota per condo, secure file formats, photo metadata automatically scrubbed and file access strictly reserved to your members. Your AGM minutes, contracts and photos stay private, even if a link were to leak.
Shared documents now arrive directly in the email
When you notify members of a new document, the files are now attached to the email itself. No need to log in to read a meeting notice or bylaws update, it's right in the inbox.
Budgets and fund calls
The board can create an annual budget with expense lines, approve it, then generate fund calls per unit proportional to each owner's share (millièmes). Calls are emailed to each co-owner with their personal amount.
Co-owner finance dashboard
Every co-owner can see their current balance, outstanding fund calls and full payment history directly from their dashboard.
Budget PDF export
The approved budget can be exported to PDF and shared by email to all association members directly from the interface, with the document automatically saved to the media library.
Direct resident → board messaging
Residents can now send a private message directly to the board, without filing a maintenance ticket. The board sees a notification badge in the sidebar and receives an email alert.
Internal board team discussions
Board members and managers now have a private internal discussion space, hidden from residents, to coordinate their day-to-day work.
Reply by email
Conversations can be continued directly from your inbox: just reply to the notification email and your response is automatically added to the thread.
Read receipts "Read by …"
Each message shows which board members have read it, giving teams with multiple managers full visibility into who has seen what.
Attachments in announcements
Attach PDF files, photos, or documents to your announcements. Residents receive them directly in their email.
Invite a second resident to your unit
Co-owners can now invite another occupant to join their unit directly from their personal space.
Persistent login
The "Remember me" option at login means you no longer have to sign in again on every visit.
Account deletion and data export
Any resident can delete their account or download all their personal data directly from their profile.
Fully redesigned emails
Emails sent to residents are now more readable on mobile and less likely to end up in spam folders.
Real-time password validation
Password security requirements are shown and validated as you type, making sign-up clearer.
New pricing page
The pricing page has been fully redesigned with an interactive calculator to estimate the cost based on your condo's size.
Photo thumbnails in tickets
Photos attached to maintenance tickets and comments are now displayed as thumbnails directly in the ticket list and detail view.
Multi-building wizard for the maintenance log
For associations with multiple buildings, the maintenance log setup wizard now shows the current building name and progress (e.g. Building 2 of 3).
Unified Maintenance module
The Maintenance module now groups all views (interventions, components, history) with unified navigation and simplified redirects.
Maintenance Log module (Bill 16 compliant)
New dedicated Bill 16-compliant maintenance log module. Asset inventory, scheduled maintenance tasks, intervention history and PDF export.
General Assemblies
Create and manage general assemblies directly in Kohabit. Automatic agenda generation, customizable sections, and send as announcement.
Billing module
Budget, charge, payment, and invoice management for condo boards. Financial dashboard for co-owners.
Amenity reservations
Residents can book common amenities (community room, visitor parking, etc.) directly from the app. Integrated calendar view.
Ideas board & suggestion box
