Is Buildium subject to the CLOUD Act even with Canadian-hosted data?

The US CLOUD Act (Clarifying Lawful Overseas Use of Data Act, 2018) allows US authorities to compel access to data held by an American company, regardless of where it is stored. Buildium belongs to RealPage, an American company.

Why does share-weighted voting matter in Quebec?

The Civil Code of Québec gives each co-owner a number of votes proportional to their share, as recorded in the declaration of co-ownership. This differs from the US homeowner association model of one unit, one vote. A tool that counts one vote per unit is therefore not doing the calculation the declaration sets out.

Buildium has a module for homeowner associations, isn't that enough?

That module is built for the US framework. It does not cover what the Civil Code of Québec asks for: the contents of the notice of meeting, quorum counted in votes with adjournment, the special assessment.

What does Buildium cost for our building?

Buildium shows its plans "starting at" US$62 a month, without publishing the scale by number of units, and sends community associations to a phone call: the price for your building cannot be worked out from their site. For 12 units, Kohabit costs CA$35.88 a month, or $358.80 a year on annual billing.
